Step 1: Market Appraisal

We’re ready to visit your property for an appraisal! During our visit, we’ll gather essential information, provide comparisons with similar properties in your area, and gain a thorough understanding of your expectations. Plus, we’ll share useful advice on how to increase your property’s value and to maximize your investment!

Step 2: Planning and Preparations

Next, we’ll determine your ideal rental price, strategize for property showings, and devise a tailored marketing plan. We’ll also require your ID and proof of ownership, along with a completed Terms of Business form.  If you’re contemplating selling the property in the future, do let us know. We can assist you in planning for both rental and sales scenarios.

Step 3: Preparing Property for the Market

Next, we’ll assist you in staging your property and organizing a professional photo shoot to showcase it in the most appealing way. If your property is brand new, we can lend a hand with your furniture buying and delivery needs, or even suggest some interior designers for you. Furthermore, we can provide guidance on acquiring an Energy Performance Certificate (EPC) and electrical installation condition report (ECIRs) to ensure your property complies with all existing regulations.

Step 4: Marketing Your Property

With our best copywriters and content creators, we will promote your property on various social platforms and renowned property portals such as Rightmove and Zoopla. If appropriate, we may also employ traditional print advertising. As a multi-lingual agency, we won’t limit ourselves to the UK market alone – we will market your property globally to attract the best possible tenants.

Step 5: Property Viewings

Following a preliminary review, we will present your property to prospective tenants either in person or through virtual tours. Our agents are professional, eloquent, and multilingual, with a keen understanding of different cultures, enabling us to build strong connections so that potential applicants would choose us over other agencies. We’ll ensure you’re kept informed with feedback to help your property remain competitive in the constantly changing market.

Step 6: Receiving Offers

The moment an offer arrives, we’ll provide you with a comprehensive analysis of the tenant’s offer and profile, so you know who will be living in your property. Upon your acceptance of an offer, we will obtain a holding deposit from the tenant and take your property off the market.

Step 7: Background Checks

The next steps are carried out by our Tenancy Progression team, who will conduct meticulous referencing and background checks. Each prospective tenant must undergo a complete referencing process, including income verification, acquiring references from their previous landlord or agency, and completing any other required checks. We also conduct a Right to Rent check on all adult occupants to confirm their legal status to rent in the UK. We run these comprehensive checks to reduce any possible future issues with payments. Once we’ve gathered all the references, we’ll send them your way for approval. Then, we’ll hand over the final Tenancy Agreement for you to sign and collect the necessary funds from the tenant.

Step 8: Moving In

On the day of move-in, we’ll organize an inventory check by an insured third party. After completing this, we will turn over the keys to the new tenants. For your records, you’ll receive a copy of the Inventory report along with any other relevant tenancy documents. Our Property Management team will then take the reins, dealing with any tenant queries or maintenance issues. If you’ve opted to manage the property yourself, we’ll pass your details on to the tenants. It’s all about making the move as smooth as possible!
